Grading is complete (almost). What is grading? The over-excavation and compaction of the site footprint. They dig down 5 feet (California code), then compact it layer by layer to bring it back up to the proper elevation. While the grading is taking place, the soils engineer should be stopping by the site to take samples to confirm proper compaction.
When grading is complete, you will be left with a clean site for the concrete sub to start digging for foundations. Currently, our site has a massive pile of dirt on it. The grader’s equipment broke down (hmmm….), so the dirt will be hauled away on Monday. Our concrete sub was supposed to start Monday, but he had to push back to Thursday since his backhoe operator was booked. In this case, the schedule change worked out in our favor since now we aren’t the ones causing the delay.
With how busy our current construction market is, you have to build delays in your schedule. These are not rain delays or inspections, etc… simply the fact that all of the quality subs are busy and overbooking. It doesn’t pay to get upset by it, just plan accordingly.
